Where do foreigners buy the most homes?
Provinces with the most sales to foreigners in September 2026:
- Istanbul – 817
- Antalya (including Alanya) – 664
- Mersin – 155
- Ankara – 106
Istanbul and Antalya together account for more than two thirds of all sales to foreigners. Istanbul stands out for city life, jobs and liquidity; Antalya for the coast, climate and holiday use. Mersin is drawing more attention thanks to lower prices, especially along Erdemli and Mezitli.
Which nationalities are buying?

- Ukraine – 158
Germany ranks third: buyers from Germany mainly look for holiday homes, retirement homes or rental property on the Mediterranean and Aegean coasts. Note that TÜİK only counts foreign nationals; purchases by dual citizens holding a Turkish passport are not included.
What does this mean for buyers?
A weaker overall market gives buyers more room to negotiate in some areas. At the same time, continued foreign demand in Istanbul and Antalya shows that well-located homes with a clean title deed and habitation certificate keep their appeal. Before buying:
- check whether the neighbourhood is still open to residence permits for foreigners,
- budget for the valuation report required for foreign buyers and the purchase costs (including the 4% title deed fee),
- if you plan to apply for citizenship or a residence permit, confirm the current minimum values before you buy.
