Why buy property in Spain?
Spain is one of the most popular countries in Europe for a holiday home or a new life in the sun. Property for sale in Spain ranges from apartments near the beach to villas with pool and city flats. Citizens of EU countries can buy and live in Spain without a visa; buyers from outside the EU can also purchase, but need a separate visa to stay longer.
The main regions
- Costa Blanca (Alicante) – the coast of the province of Alicante: Torrevieja and Orihuela Costa in the south with comparatively moderate prices, Altea, Jávea and Dénia in the north with a greener, hillier landscape.
- Málaga and the Costa del Sol – a lively city with an international airport and a coast stretching to Marbella, Benahavís and Estepona.
- Barcelona – Catalonia’s capital, for city living by the sea.
Buying costs and process
Plan roughly 10–14% of the price on top for taxes, notary, land registry and lawyer. On resale homes you pay transfer tax (ITP), set by the region – in the Valencian Community currently 9% up to €1 million, in Andalusia 7%. New builds carry 10% VAT plus stamp duty (AJD). You need an NIE (foreigner identification number) and usually a Spanish bank account; the purchase is signed at the notary. Since 3 April 2025 Spain no longer grants residence permits for property investment (the golden visa ended). Read more in our buying guide and the Spain guide.
