Property for sale in the UAE – an overview
The United Arab Emirates are a federation of seven emirates. For property buyers the most important are Dubai, with the largest and most international market, and the northern emirates Ras Al Khaimah and Umm Al Quwain, where large waterfront projects are being built at lower prices. Foreigners can buy freehold property in designated areas, either ready or off-plan with payment plans spread over the construction period.
Costs, taxes and visa
In Dubai the Land Department (DLD) charges a transfer fee of 4% of the price, plus registration and agency fees. There is currently no personal income tax and no annual property tax in the UAE (tax overview). Owners of property worth at least AED 2 million can apply for a 10-year Golden Visa; rules and fees change, so we check them for every purchase.
