Dubai Golden Visa Through Property Investment

Dubai Golden Visa through property investment

Buying property in Dubai can open the way to the UAE Golden Visa: a long-term residence permit for investors and their families. On this page we summarise the current requirements and explain how we support you from choosing an eligible property to the visa application.

What the Golden Visa offers

  • 10-year residence permit, renewable as long as the conditions continue to be met.
  • Family included: your spouse and children can be sponsored under your visa.
  • No minimum stay: under the current rules the Golden Visa remains valid even if you spend longer periods outside the UAE.
  • Rental allowed: you can rent out the property while holding the visa.
  • Full ownership of property in Dubai's freehold areas.

Requirements for property investors

  • Property value of at least AED 2 million; this can be one property or several properties combined.
  • Off-plan properties from approved developers can also qualify.
  • Properties financed with a mortgage can qualify under certain conditions (for example a no-objection letter from the bank).
  • The title deed is registered with the Dubai Land Department.

Requirements can change. We check the current rules for your specific case before you buy; the official reference is the Dubai Land Department.

How we support you

  1. Eligibility check: we clarify with you whether and how the Golden Visa can be achieved with your budget.
  2. Property selection: we present suitable properties in Dubai that meet the investment threshold.
  3. Purchase and title deed: we accompany the purchase through to registration with the Dubai Land Department.
  4. Visa application: we guide you through the documents and the application process.
