Spain has long been one of the most popular overseas property markets for British buyers. Sunshine, direct flights, familiar coastal towns and a relatively accessible lifestyle have always made Spain attractive. But in 2026, the story is not only about lifestyle. The Spanish housing market is also being shaped by rising prices, limited supply and steady international demand.
According to Global Property Guide, Spain’s housing market saw strong price growth at the end of 2025, supported by population growth, migration, lower interest rates and a shortage of available homes. This makes the Spain property market 2026 an important subject for UK buyers who are considering a holiday home, rental property or long term investment in overseas property.
For anyone buying property in Spain from the UK, the key question is no longer simply whether Spain is a good market. The more important question is where to buy, what type of property to choose and whether the numbers still make sense after costs, taxes and rental management.
Spanish House Prices Continued to Rise in 2025

Spanish house prices recorded strong growth in 2025. Global Property Guide reports that Spain’s transaction based House Price Index rose by 12.89% year on year in the fourth quarter of 2025. Resale homes increased by 13.15%, while new housing prices rose by 11.22%. The appraised value of free market housing reached 2,230 EUR per square metre, the highest level in the series.
The key figures are summarised below:
Annual Price Growth %12.89 Resale Growth %13.15 New Home Growth %11.22 Avg. Appraised Value 2,230 €/m²
These figures show that Spanish house prices have been rising strongly. However, this should not be read as a simple “buy now before it is too late” message. A sensible investor should look at why prices are rising.
The main reasons are:
• limited housing supply
• strong demand in major cities and coastal areas
• population growth and household formation
• continued interest from foreign buyers
• pressure in the rental market
For UK buyers, this means Spain still offers opportunities, but careful location analysis and property selection are more important than ever.
Where Are the Strongest Areas in Spain?

Spain is not one single property market. Madrid, Valencia, Alicante and Malaga all behave differently. A property in central Madrid has a different investment logic from a coastal apartment in Alicante or a lifestyle property near Malaga.
Global Property Guide highlights clear regional differences. Madrid, Valencia, Alicante, Malaga and the Balearic Islands all recorded strong annual price growth in 2025, but with different price levels and buyer profiles.
Stability & Capital Madrid
Strong liquidity, capital city demand, and long-term investment security.
Growth Potential Valencia
More accessible pricing than Madrid with the strongest current growth rates.
Investor Favorite Alicante
Extremely popular with foreign buyers, especially for premium coastal living.
Lifestyle Choice Malaga
Strong lifestyle appeal, massive tourism demand, and international recognition.
Madrid
Madrid remains one of Spain’s strongest and most liquid property markets. It is more expensive than many coastal areas, but it benefits from employment, population density, infrastructure and capital city demand.
For UK investors, Madrid may suit those who want a more stable, urban investment rather than a purely lifestyle led purchase.
Valencia
Valencia stands out because it still offers a relatively accessible entry point compared with Madrid and Barcelona. At the same time, it has seen strong price growth. Global Property Guide reports annual growth of 16.82% in Valencia, with an appraised value of 1,832 EUR per square metre in Q4 2025.
For UK buyers, Valencia may appeal to those looking for a balance between lifestyle, city living and long term value growth.
Alicante
Alicante remains one of the most important areas for foreign buyers. Global Property Guide notes that foreign buyers account for nearly half of all transactions in Alicante, making it one of the clearest examples of international demand in Spain.
This matters for UK buyers because strong foreign demand can support resale liquidity. In simple terms, it may be easier to sell a well chosen property in an area where international buyers are already active.
Malaga
Malaga continues to attract buyers who want lifestyle, tourism potential and strong international appeal. It is not always the cheapest option, but it has a well established reputation among overseas buyers.
For investors, the key is not simply buying in Malaga. The real question is whether the property has demand throughout the year, good transport access and a realistic rental strategy.

Supply Shortage Is Supporting the Market
One of the most important factors behind price growth is the shortage of available homes. Global Property Guide reports that 714,237 dwelling transfers were registered in Spain in 2025. Resale homes made up 78% of these transactions. At the same time, only 80,792 free market dwellings were completed, down 6.7% year on year.
This means demand is active, but new supply is not keeping up in the places where people want to live or buy. The housing shortage is especially important in major urban, coastal and tourism driven markets.
Global Property Guide also refers to an accumulated housing deficit of more than 730,000 homes in Spain, with almost half of that shortage concentrated in Madrid, Barcelona, Valencia, Alicante and Murcia.
For UK buyers, this does not mean every property is a good investment. It means the best opportunities are likely to be in areas where demand is strong, supply is limited and resale demand is healthy.
British Buyers Remain an Important Part of the Market
Spain is not only a domestic housing market. Foreign buyers remain a major part of the story, especially in coastal and island locations.
According to Global Property Guide, foreign buyers accounted for 13.82% of registered home purchases on a rolling 12 month basis to Q4 2025. British buyers remained the largest foreign buyer group, followed by Germans, Dutch, Moroccans, French, Romanians and Italians.
For UK buyers, this is important for two reasons.
First, British demand in Spain is already well established. This means there is existing infrastructure, local knowledge and resale activity in areas popular with UK buyers.
Second, strong foreign demand can support liquidity in the right locations. A property that appeals to both local and international buyers usually has a stronger exit position than a property that depends on one narrow buyer group.
What Could Happen in 2026 and 2027?
Forecasts suggest that prices may continue to rise, although at a slower pace than in 2025. Global Property Guide reports that CaixaBank Research expects Spain’s transaction based house price index to rise by 10.1% in 2026 and 5.5% in 2027. BBVA Research projects growth of 10.2% in 2026 and 6.8% in 2027.
Analysis CaixaBank Research 2026 Forecast 10.1% 2027 Forecast 5.5% *Estimated appreciation Analysis BBVA Research 2026 Forecast 10.2% 2027 Forecast 6.8% *Estimated appreciation
These forecasts point to continued growth, but they also suggest a more mature market. For investors, that means selection becomes more important. The right property in the right area may still perform well, but buying without checking local demand, costs and resale prospects would be risky.
What UK Buyers Should Check Before Buying?

Before buying property in Spain from the UK, buyers should look beyond the headline price. The purchase should be assessed as a complete investment decision.
The main points to check are:
• total purchase costs, including tax, legal fees and notary costs
• realistic rental income after management fees and vacancies
• local rental rules, especially for short stay lets
• annual community fees and maintenance costs
• currency exposure between sterling and euro
• resale demand in the area
• access to airports and local services available throughout the year
A property that looks attractive on price alone may not be the best investment once costs, taxes and management are included.
Final Thoughts
The Spain property market 2026 remains attractive for many UK buyers, but it is not a market where every purchase makes sense. Prices have risen strongly, foreign demand remains important and supply is limited in many high demand areas. These are positive signals, but they do not remove the need for careful due diligence.
For buyers considering buying property in Spain from the UK, the best approach is to match the property with the purpose. A holiday home, a rental property, a retirement plan and a capital growth investment all require different locations and different types of homes.
Spain can still offer strong opportunities, particularly in well selected areas of Madrid, Valencia, Alicante and Malaga. But the strongest results are likely to come from careful selection, realistic yield calculations and a clear exit strategy.
At Suite Global Estate, our role is to help buyers understand not only where to buy, but why a specific location, property type and budget level may suit their goals.
