Buying in Istanbul as a foreigner

You need a Turkish tax number and usually a Turkish bank account; the title deed (tapu) is transferred at the land registry, and the title deed fee is 4% of the declared price, shared by law between buyer and seller. Istanbul is the most popular city for applications for Turkish citizenship through a property investment of at least USD 400,000. In some neighbourhoods no new residence permits are issued to foreigners, so we check this for every property.

Istanbul lies in an earthquake zone. Ask for the building permit date and the earthquake report: projects approved under the Turkish Building Earthquake Code of 2018 (in force since 2019) are built to the current standard. Our buying process guide explains every step.
